Site Inspection Services 2010 designed 'alternative PropChex34 Survey' concept has proved so popular it's now being 'copied' by others out there however, always try to ensure that you engage an experienced Building Condition Surveyor to undertake this type of inspection, one who is construction management trained and experienced and one who will be well aware of the 'hidden problems' and will be able to clearly advise you of any potentially costly issues.
Following requests to undertake a full Homebuyer Condition Survey, an increasing number of properties inspected proved to be in excellent condition apart from just a few maintenance issues requiring some minor attention along with a number of small 'cosmetic' items that simply required a little TLC. Otherwise, the properties examined proved to be in a very fair overall condition, requiring very little or no repair / remedial works attention. Kindly Note: It should always be considered that very few houses are without defects and an alternative solution to a full blown condition survey would be a PropChex34 inspection in order to determine if a full survey is actually required .
Currently, the PropChex34 Survey comprises of a 34+ point list containing the most commonly noted and recorded defects, decanted from over 1400 previous condition survey reports and has been compiled as a reliable database with which to check the entire property inside and outside, including the roof space. The PropChex34 © survey is a very cost affective 'alternative' for those properties that are considered to be in good condition and will cost from just £300.00 throughout all areas, with a valuation and a re-build cost estimate (if required) added for a small additional fee. Minor cost adjustments will be made for properties located on the South Coast or the Isle of White
What's examined
The property is fully examined throughout with each and every element inspected including the roof space, the roof structure, the roof coverings and the insulation standards along with any cold water storage tanks and ventilation standards. Each and every window sash, fanlight and internal door is tested for condition and operation, the plumbing and the wiring condition is examined and noted with all socket outlets tested, supplies are run to test the discharge performance. The external elevations are fully examined including the facework condition, the render or cladding condition and the DPC condition and adjacent ground levels, the rainwater goods are thoroughly examined, external window installation condition and standards, access door security standards, boundary walls, fences, hedges and trees 'proximity' and condition, external buildings such as garages, sheds, summer houses are all checked and a lot more - A fully comprehensive condition inspection, but at the right price!
What's Received
Included within the submitted condition report pack will be two bound copies of the report, a CD containing all of the condition inspection photographs for your future reference or for pointing out any noted defects to your builder, tradesman or your legal representatives, a completed condition categories sheet, a pdf report copy for your retention and any obtained information relating to any noted previous planning consents, local environment issues (where available), along with a glossary of terms with which to assist you in clearly understanding what has been written. This cost-saving concept is proving to be very well received by many property buyers and their legal teams.
The PropChex34 has also proved to be an excellent and cost friendly concept for those selling a property, fully documenting the condition of the property throughout, prior to marketing, informing the seller of any observed potentially costly problems, providing the seller with an accurate and factual condition report prior to marketing.
