Build Quality and ER's compliance Inspections.
Providing a reliable Clerk of Works / Site Inspection service to help ensure that all schemes managed by the Contract Administrators are carried out by the contractor in accordance with the contract documents and the Employers Requirements (ER’s) / Specifications.
Working on either an agreed Fee Proposal / contract appointment or 'as and when' required providing:
° A written progress report to the Partnership / Organisation within 2 days of our site inspections advising your team leaders and Project Managers on build-quality and progress against programme.
° Progress against Contractor's programme report and recording the progress of works for all plots at each key stage.
° Signing off each plot at all key-stages, setting the standard snagging, undertaking all snagging and de-snagging re-visits, overseeing the project to completion / handover.
° Recording of all observed defects / items and the contractor's response on my regularly issued and updated 'Observation tracking sheets'.
° General comments regarding workmanship standards, materials and storage, site organisation, safety compliance, recording labour and plant on site, carrying out valuation checks as / if requested.
° Monitor and comment on inspections carried out by Building Control and NHBC or other Insurance Inspectors.
° Monitor and comment on workmanship in accordance with Good Practice, Contract Documents, the Specifications / ER's.
° Adapting our working methods to meet any of your specific requirements, incorporating your own work styles and headed forms, inspection report documentation styles and your company logos, as required.
° Pre-tender / pre-commencement site investigations undertaken to assess site conditions, local environment, existing services, habitat, hazardous material content, access safety and local environment.
° Production of all written and photographic reports, to accompany regular issues of my 'Site Observation Tracking Reports' and timely distribution of same as required.
° Carrying out initial 'setting the standard' snagging inspections plus undertaking all snagging and de-snagging inspections and defects analysis during all key-stages.
° Attending handover meetings on your behalf when requested, compiling meter reading schedules including the recording of MPAN's and MPR's (if required) along with compiling all key schedules and any required documentation submission from the contractor.
° Attending Client / End user 'systems tutorials' and creating end user direction / instruction manuals if required.
° Undertaking End of Defects inspections and providing tenant liaison 'first point of contact' requirements and overseeing the subsequent remedial works.
° Assisting Housing Management to regularly monitor the condition of estates and properties and identify improvements in conjunction with the tenants / residents.
